Lower administration fee

  •  Up to 3 properties 9.50%
  • More than 5 properties 8.75%.

Rate calculated on effective income

Our administration fees are calculated based on the rent actually collected. If the Tenant does not cancel his monthly rent VEOT does not charge any fixed or minimum fee.

Minimal renewal cost

We only charge $ 120 to renew the Tenant Lease. In no case will we charge the equivalent of one month's rent for the renewal.

Concierge

 

           We have a division dedicated to managing properties that are vacant or used during the holiday seasons. In these cases we take care of keeping the property in optimal conditions. For this we have a team of gardening and pool maintenance contractors. We also provide periodic or occasional cleaning services for the properties, as well as a parcel receipt. Finally, we are able to coordinate the access of any contractor or person related to the owner, when the owner is not present or available to provide such access. Leasing Process:

               We have multiple ways to maximize exposure of our units available for rent. In addition to our digital tools, we also work with a group of Realtors specialized in the areas and Communities with which we work. All candidates are rigorously analyzed by our real estate management software. This report assigns a score to each Tenant which is based on three categories: Criminal Record, Financial Stability, and Rental History. In any case, all Tenants must be approved by the Owners for which we will send the Report generated by our system together with our recommendation. Our fee for completing this process is the equivalent of one month’s rent. It is important to highlight that all this in order to maximize the occupancy of the units under our administration and thus maximize the return of our investors.
